Tile failure
Cracked or slipped tiles after Brisbane's Nov to Mar storm season.
Cracked or slipped tiles after Brisbane's Nov to Mar storm season, especially on 1970s to 90s Monier and Boral concrete tile stock.
Repair, repoint, reseal: the right fix, in writing.
Tile roof repairs in Brisbane are a targeted fix, not a whole-roof job. A vetted, QBCC-licensed Brisbane roofer replaces broken concrete or terracotta tiles, rebeds and repoints failed ridge caps with flexible polyurethane compound, and reseals leaking valleys. The work is photographed, written up line by line, and warrantied. No pressure to upsell a full restoration when a repair will hold the roof for another decade.
What Brisbane tile roofs fail at first
Each one fixable as a targeted repair, not a full restoration. Scroll to walk through.
How a Brisbane tile roof repair runs
On-roof or drone inspection of every tile field, ridge run, valley iron and flashing. Sarking checked through the manhole. Each defect photographed and located on a roof plan. Brown ceiling stain locations noted but the cause is traced from the roof, not the ceiling.
Free quote, fixed price. Each fix priced as a line item: tile count, lineal metres of repointing, valley sections, scaffolding for double-storey or steep pitch, disposal. No call-out fee absorbed into the total. QBCC Home Warranty Insurance shown as a separate line for any quote over $3,300.
Home Warranty Insurance issued before tools come out for any job over $3,300. Safe Work Method Statement filed and edge protection or harness anchor set up for any fall risk over 2 metres, per WorkSafe Queensland.
Broken tiles lifted, the timber batten and sarking checked underneath, matching Monier or Boral concrete tile (or Monier terracotta) bedded and fastened. Heritage overlay properties get matched terracotta, never a generic substitute.
Old cement bedding cracked off, ridge caps cleaned and re-bedded in fresh 3 to 1 sand-cement mix. After 24 hours' cure, joints overcoated with Globalcote Flexipoint or equivalent flexible compound. Lasts 15 to 20 years in Brisbane's thermal cycling versus 5 to 8 years for cement alone.
Valley debris cleared, rusted clips and corroded valley sections replaced or resealed. Lead and aluminium flashings around penetrations checked, lifted, and re-bedded. Bayside homes get marine-grade fixings to slow salt corrosion.
Hose test on the repaired sections. Post-job photos for your records. Written defect-free sign-off, manufacturer-backed warranty terms, and the workmanship warranty (industry standard 5 to 10 years on tile work).
What it costs in Brisbane
Single-storey 150 sqm Brisbane home, mix of spot tile replacement, ridge repointing and valley reseal.
5 to 10 tiles plus a partial repoint, single storey, ladder access.
Tiles, full ridge repoint, valley reseal, single storey 150 sqm.
Repair plus high-pressure clean and 2-coat membrane, single storey 150 sqm.
Double-storey adds 15 to 30 percent. Discontinued Boral profiles add sourcing time. Heritage overlay properties cost more due to matched terracotta.
Materials we specify
Regulations that apply
Any tile roof repair contracted at over $3,300 must be performed by a contractor holding a current QBCC Roof and Wall Cladding (or Builder) licence. Verify the licence number on the QBCC Licensee Register before signing.
Mandatory on all residential building work over $3,300, paid by the contractor on your behalf. Covers defective work, structural issues for 6 years 6 months, and non-completion. No equivalent scheme exists in NSW, VIC or SA.
Required by law for any roof work where fall risk exceeds 2 metres. Edge protection, harness anchor or scaffold must be in place before work starts. A roofer who cannot produce a SWMS is operating outside the law.
Properties in Paddington, New Farm, Annerley, Woolloongabba and similar inner-Brisbane precincts may need approval to change tile material or profile. Like-for-like terracotta repairs are usually exempt.
Repair or restoration?
A storm cracks a handful of tiles. A ridge cap line lifts after Brisbane summers. A valley iron fills with debris and fails at the next downpour. Those are repairs. Being sold a restoration when a repair will hold the roof for another decade is the trap.
We tell you which one your roof actually needs, in writing. If a repair will hold, we will not quote you a restoration. That is the whole job.
Anatomy of an honest tile repair quote
If a quote wraps tile replacement, repoint and rebed into a single lump sum, it is hiding what is actually being done. Here is what to compare line by line.
The one materials choice that matters most
Brisbane's day-night thermal swing of 10 to 15 degrees and summer surface temperatures over 60 degrees expand and contract rigid cement faster than it can flex. If a tile-repair quote does not specify flexible repointing, it is quoting a job that fails sooner than it should.
SE QLD industry standard since the early 2000s. Specified by name on every honest Brisbane tile-repair quote: Globalcote Flexipoint, Flexi-Point, or equivalent flexible compound.
FAQ
For a single-storey 150 sqm Brisbane home in 2026, expect $500 to $1,500 for spot repairs (5 to 10 tiles plus a partial repoint), $1,500 to $3,500 for targeted repairs (tiles, repoint and valley work), and $5,000 to $7,000 for repair plus a full clean and recoat. Double-storey adds 15 to 30 percent for scaffolding.
Rebedding is the structural job: removing the ridge caps, scraping out the old sand-cement bedding, and laying fresh mortar to anchor the caps. Repointing is the finish: a flexible polyurethane compound applied over the joints to seal and accommodate thermal movement. In Brisbane, you almost always want both. Repointing without rebedding leaves a cracked, hollow base.
Brisbane's day-night thermal swings of 10 to 15 degrees and summer surface temperatures over 60 degrees expand and contract the rigid cement faster than it can flex. Traditional cement pointing typically fails in 5 to 8 years here. Flexible polyurethane repointing tolerates the movement and lasts 15 to 20 years.
A repair is appropriate when the structure is sound and the problems are localised: a few cracked tiles, one section of failed ridge, a leaking valley. A restoration is the right call when the whole roof needs cleaning, repointing and recoating in a single planned cycle, typically every 10 to 15 years. We quote both transparently and never push a restoration when a repair will hold.
Like-for-like tile repairs (replacing broken tiles with the same material, repointing, valley reseal) do not need a building approval. Replacing more than 20 percent of the roof area, changing material from tile to Colorbond, or any work on a Heritage Overlay or Traditional Building Character property usually does. Always confirm before signing.
Discontinued Boral concrete tile profiles from the 1970s to 1990s are common in Brisbane. We source second-hand matched tiles through tile yards, salvage merchants and roofing networks. Adds 1 to 2 weeks and $50 to $200 in materials. We never quietly substitute a near-match: you approve the tile in writing before it goes on the roof.
Most repairs run 1 to 3 days from start to finish, depending on scope and weather. A full repair plus clean and recoat runs 3 to 5 days. Storm season (October to March) typically blows out lead times to 2 to 6 weeks because every Brisbane roofer is booked across insurance jobs.
Storm and hail damage are covered by most Brisbane home insurance policies. Lodge a claim within 48 to 72 hours of the event with photos. Gradual wear (crumbled pointing, faded coating) is excluded as maintenance. The right move is repair before the next storm season, then keep a clean, current photographic inspection report on file.
A licensed Brisbane tile-roofer uses crawl boards and weight-distributing mats, or works from the ridge and edge protection. DIY walking on concrete or terracotta tiles is the most common cause of new cracks: point-loading on a single tile fractures it, plus the 2 or 3 around it. The repair you saw becomes 4 repairs.
Under the Queensland Body Corporate and Community Management Act 1997, the body corporate maintains the roof as common property. Routine repairs (single tiles, minor repoint) are typically committee-approved. Major repairs or any change of roof type require a special resolution (75 percent of owners) and are funded from the capital works (sinking) fund.
A current QBCC Roof and Wall Cladding (or Builder) licence covering the work value. For pre-1990 properties, a WorkSafe Queensland Class A or Class B asbestos removal licence may also be required if any sheet, eave or flashing is asbestos-cement. Always verify on the QBCC Licensee Register and ask for written proof of the asbestos licence class before any pre-1990 work.
Yes. Industry standard in Brisbane is 5 to 10 years on workmanship, plus the 15-year manufacturer warranty on Nutech TileFlex (if a coating is applied) and the QBCC structural defect cover of 6 years 6 months that runs by law on any contract over $3,300.
