Roof Ventilation & Skylights Brisbane

Stop the heat. Let in the light.

A Brisbane roof cavity hits 60°C on a February afternoon and keeps radiating heat after sunset. Whirlybirds and ridge vents exhaust it before it reaches your living space. Skylights, fitted with the right flashing for Brisbane's storm season, pull daylight into hallways and bathrooms no window can reach. We match you with QBCC-licensed specialists who size and position these correctly for subtropical conditions: no guesswork, no botched flashings.

  • Roof cavity peak Up to 60°C on Brisbane summer days, 20°C above ambient
  • Licence required QBCC Roof and Wall Cladding, verified before any penetration
  • Post-Jan 2025 rule ESOLA Regulation: electricals de-energised before roof-space entry

Heat trap

Roof cavities at 60°C, radiating into your ceiling all night

Brisbane roof cavities regularly exceed 60°C on 34°C summer days. Post-war fibro and tile homes across Chermside, Stafford, and Aspley are worst affected: many were built with no passive vents at all. The fix is 2 to 4 Edmonds WindMaster turbines sized at 1 per 50 to 100m² of roof space, with soffit intake vents to create cross-ventilation.

Leaking skylight

Skylight leaks from wrong flashings and out-of-spec pitch ratings

Most Brisbane skylight failures trace to a flashing kit not matched to the roof type: a Colorbond flashing on a concrete tile roof, or a unit fitted at a pitch below the manufacturer's minimum. VELUX proprietary flashings, rated for SE Queensland hail loads and UV intensity, are the current Brisbane standard. A QBCC-licensed roofer quotes the flashing type alongside the skylight model.

Most failures: flashing mismatched to roof type

Seized vents

Seized bearings and undersized turbines: the other Brisbane ventilation problem

Aluminium-bearing whirlybirds in Brisbane's bayside suburbs (Wynnum, Manly, Sandgate, Redcliffe) corrode and seize within 5 to 7 years from salt-air exposure. Cheap unbranded units carry no published wind rating. The remedy is stainless-steel-bearing Edmonds WindMaster units, available in 28 Colorbond-matching colours and rated to 240 km/h: Brisbane's storm-season standard.

How a Brisbane repair quote should look

Four steps. No call-out tricks. No surprise lump-sum.

  1. 1. Site inspection and vent count

Roofer measures roof area, checks existing passive vents, confirms pitch and access. From 1 January 2025, the ESOLA Regulation requires all electrical installations in the roof space to be de-energised before entry. Your installer steps you through this. A 150 to 200m² Brisbane home typically needs 2 to 4 whirlybirds or 1 to 3 skylight openings.

  2. 2. Written, itemised quote

Quote specifies product brand and model (Edmonds WindMaster diameter and Colorbond colour match; VELUX model number and WERS energy rating), flashing type matched to your roof profile, and any surcharges for steep pitch above 25° or multi-storey access.

  3. 3. QBCC licence and SWMS filed

All roof penetration work requires a QBCC Roof and Wall Cladding licence. Work above 2 metres requires a Safe Work Method Statement lodged with WorkSafe Queensland before starting. Heritage and character overlay suburbs (Paddington, Ascot, Hamilton) may require a BCC planning assessment before any visible roof alteration.

  4. 4. Install, waterproof, and sign off

Whirlybird: tile removed or metal cut, base and flashing fitted, turbine secured, penetration sealed, turbine hand-tested. Skylight: roof penetration cut, proprietary flashing and glazed unit installed, internal shaft framed and plastered, hose-test for watertightness. Written warranty and itemised invoice issued the same day.

FAQ

What Brisbane homeowners ask before booking.

How many whirlybirds does my Brisbane home need?

The sizing rule is 1 unit per 50 to 100m² of roof space. A typical 3-bedroom Brisbane home with a 150 to 200m² roof area needs 2 to 4 Edmonds WindMaster 300mm units for adequate cross-ventilation. Your specialist calculates this on-site based on roof pitch, existing passive vents, ceiling insulation, and roof profile.

Do skylights need council approval in Brisbane?

Most standard VELUX installations on existing detached homes are treated as accepted or exempt development under the BCC planning scheme: no building approval is required. The exception is heritage overlay and character residential overlay suburbs (parts of Paddington, Ascot, Hamilton) where any visible roof alteration needs a BCC planning assessment first. A private building certifier can confirm for your specific address.

What changed for roofers entering my roof space in 2025?

From 1 January 2025, the ESOLA Regulation requires any person entering a domestic roof space to ensure electrical installations in that space are de-energised before entry, unless prescribed safe circumstances apply. In practice, your installer will ask you to arrange for the relevant switchboard circuits to be isolated before they enter. This now applies to all trades, not just electricians.

My roof might have asbestos. Can I still get a whirlybird or skylight?

Pre-1987 residential and pre-1990 commercial roofs in Brisbane must be assumed to contain asbestos until tested. Cutting into an asbestos cement sheet without the proper controls is illegal and hazardous. We connect you only with specialists who identify the risk first. If asbestos is confirmed, a licensed Class B removalist handles the penetration zone before any whirlybird or skylight fitting proceeds.
